Full time position. Qualified candidates must have a valid driver s license and receive positive results from all pre-employment background screenings. Must possess adequate proficiency and communication skills to deliver excellent customer service and to perform general punch requirements, snow removal, equipment upkeep, grounds upkeep, and basic service requests such as: cutting keys, replacing light bulbs/light kits, unclogging toilets, garbage disposal installation/repair, basic water heater repair, basic cleaning and resident services that mirror punch responsibilities. More advanced skills to efficiently and effectively troubleshoot and repair pools, plumbing, appliance, electrical, and carpentry needs of the property. Qualified candidates should be able to work with moderate to minimal direct supervision. Compensation based on experience. Position available immediately. On call duty and occasional Saturday work schedules are to be expected.

Under general supervision, the Commercial Construction Project Manager will be responsible for the project management administration for a variety of commercial construction projects, working with the NTS Construction, Development, Commercial and Leasing teams. Projects will vary in size and scope depending on the selected candidate’s ability. Most projects will be related to tenant finish work and new commercial construction. The Project Manager will work with sub-contractors, tenants and property owners to bring each project to a successful completion.

Essential Duties and Tasks:
• Scope generation
• Schedule coordination & management
• Solicitation and evaluation of bids
• Contract drafting, negotiating, and management with sub-contractors
• Convey and manage expectations with owners, clients, and sub-contractors
• Review pay applications and track expenses against budgets
• Read and understand construction plans and specifications
• Ensure high level of quality is achieved on all projects

Basic Required Skills (proficiency required, excellent preferred):
• College degree
• 3-5 years commercial construction project management experience
• Written and verbal communication skills
• Computer skills: Outlook, Excel
• Analytical skills
• Organizational skills
• Detail oriented
• Deadline oriented
• Self-motivated, with ability and drive to take charge and work on their own; along with the ability and desire to be a team player
• Ability to handle multiple tasks at any given time, from start to finish

This position will include mainly Louisville local work, however occasional out of town work may be required. This position may also have the potential for some weekend work.

As an Assistant Property Manager, you will utilize your proven skills and knowledge to readily adapt to the challenges that accompany supporting your property. Each day will be unique, requiring an ability to prioritize, multitask, think creatively, take initiative, and employ a diverse set of skills. You will listen carefully to discover resident needs and confidently recommend solutions to overcome concerns. You will actively participate in the leasing and renewal process at your community by engaging with prospective residents, and will demonstrate an expertise in your community and submarket, including market conditions, competitor pricing, and new and pending lease-up developments.
Additionally, you will act as a right hand to your Property Manager, playing a key role in paperwork and financial matters, e.g., timely rent posting, application approvals, move out statements, managing delinquencies, and posting of notices, move-ins and move-outs. Assistant Property Managers bring positive energy to each conversation, resolve any apartment issues quickly and effectively, and make everyone feel welcome and appreciated. Additionally, you have:
• Demonstrated proficiency in working with computers including word processing, calendar management, software/database, and social media
• Experience utilizing CRM software (YARDI preferred)
• Prior sales experience in leasing, retail, banking, or other related field(s)
• Excellent communication, interpersonal, and organizational skills
• Available to work a flexible schedule, including weekends
• Demonstrated ability to secure leases and provide sales leadership and training
• Familiarity and comfort with performance metrics, sales quotas, and financial concepts
• College degree or coursework (preferred)

Full time position. The ideal candidate must be self-motivated, personable, customer-service oriented, detailed, organized and able to work in a fast paced environment with a professional appearance. This position requires a Bachelor's Degree and either leasing experience or a strong sales background. Job duties include, but are not limited to: drafting, implementing and executing successful marketing plans in addition to maintaining a high closing ratio.
