Full time position. The ideal candidate must be self-motivated, personable, customer-service oriented, detailed, organized and able to work in a fast paced environment with a professional appearance. This position requires a Bachelor's Degree and either leasing experience or a strong sales background. Job duties include, but are not limited to: drafting, implementing and executing successful marketing plans in addition to maintaining a high closing ratio. Full time position. Qualified candidates must have a valid driver s license and receive positive results from all pre-employment background screenings. Must possess adequate proficiency and communication skills to deliver excellent customer service and to perform general punch requirements, snow removal, equipment upkeep, grounds upkeep, and basic service requests such as: cutting keys, replacing light bulbs/light kits, unclogging toilets, garbage disposal installation/repair, basic water heater repair, basic cleaning and resident services that mirror punch responsibilities. More advanced skills to efficiently and effectively troubleshoot and repair pools, plumbing, appliance, electrical, and carpentry needs of the property. Qualified candidates should be able to work with moderate to minimal direct supervision. Compensation based on experience. Position available immediately. On call duty and occasional Saturday work schedules are to be expected.

The Commercial Leasing Associate is part of the foundation of our team. They are one of the first interactions with our future and current tenants, and are an ambassador for our company in the Louisville market. The Commercial Leasing Associate position includes:

Under general supervision, the Commercial Leasing Associate is responsible for generating commercial leasing leads (i.e. office, medical office, flex, retail, land prospects, tenant representation, etc.), meeting with prospective tenants and broker representatives, showing available space to prospects and brokers, negotiating and effecting leases and lease amendments (i.e. new leases, expansion leases, renewal leases, etc.), and processing leases and ancillary paperwork, for the NTS listed/managed portfolio of properties. Occasional travel is required.

1. Generate commercial leasing leads by planning and prioritizing prospect activity.
2. Maintain available space listings on the various commercial listing services and internet.
3. Conduct cold calls for developing new prospects and leads.
4. Establish relationships with prospective tenants and brokers in the market.
5. Maintain relationships with current tenants and brokers in the market.
6. Accompany prospective tenants and their broker representatives to property sites to discuss property features, show space, and discuss rental rates and terms.
7. Promote the property or properties to the brokerage community.
8. Respond to and follow ¬up on tenant and broker requests.
9. Prepare lease proposals and negotiate with prospective and existing tenants (on renewals and expansions).
10. Perform necessary due diligence on prospective tenants.
11. Prepare leases and lease amendments under the oversight of NTS executives or legal department.
12. Prepare lease packages including financial information and all lease analysis forms for presentation to the ownership and tenant.
13. Conduct market analysis on sub¬markets, competitive properties, and comparable lease/sale transactions.
14. Ability to comprehend, analyze and interpret various types of business, financial, and legal documents (leases, lease amendments, financial statements, etc.).
15. Ability to calculate intermediate figures such as percentages, discounts, commissions, present value computations, and general real estate underwriting exercises.
16. Monitoring and tracking of space design, space planning, and construction process for prospective or existing tenant renovations and build-outs (in conjunction with NTS construction department personnel or third party consultants).
17. Interface with ownership groups and third-party landlord representatives on lease activity, lease deals and terms, approvals, status updates, market updates, etc.
18. Generate and maintain marketing collateral to promote and advertise commercial properties.
19. Perform other duties as assigned by the Senior Vice President – Leasing.

Must be able to conduct extensive property tours, meetings, and presentations. Considerable talking, listening, and negotiating. Sitting for long periods of time at a computer terminal. Filing, typing, and sorting is a usual activity.

• Bachelor’s degree and preferably (i) a law degree or (ii) a Masters’ in Business Administration. No previous real estate experience required but 3 to 5 years of sales and/or general business experience is preferred. Reasonable accommodations may be made to those who are able to perform the essential duties of the position.
• Candidate would be expected to procure a Kentucky real estate license (at NTS’ cost) within a reasonable time after accepting employment.
• Excellent verbal and written communication skills.
• Excellent negotiation skills.
• High degree of initiative and attention to detail.
• Must have good computer skills, with experience in the following types of software and/or Windows¬ based applications is required: Microsoft Word (extensive), Microsoft Excel (extensive), Internet, e¬mail, Microsoft Power Point.
