ASSISTANT PROPERTY MANAGER - MULTI-FAMILY PROPERTIES

Assistant Property Manager should have great computer skills, basic bookkeeping knowledge and possess a polished and professional appearance along with strong sales and interpersonal skills. The Assistant Manager will be expected to draft, implement and execute successful marketing plans in addition to maintaining a high closing ratio and will be expected to achieve and maintain budgeted occupancy at their home base property. ATTORNEY - STAFF (Assistant to General Counsel)

Qualified candidates must be a highly motivated, recent law school graduate to act as the Assistant to General Counsel of our dynamic regional real estate investment/development company. This is an entry level full-time position with tremendous growth opportunity. Excellent pay and benefit package included. DUTIES INCLUDE: • Drafting, reviewing and negotiating acquisition, disposition and loan documents, joint venture agreements, easements and various other real estate and business transaction documents; • Drafting and coordinating negotiation and execution of tenant estoppel certificates and SNDAs; • Compiling, maintaining and updating corporate, partnership and limited liability company minute books and charts; • Filing and obtaining corporate, partnership and limited liability company records from various state agencies; • Researching title, development and zoning of real estate; • Drafting and reviewing construction agreements, development agreements, property management agreements and related documents; • Preparing documents for, and closing on sales of, residential lots and condominiums; • Reviewing title, surveys, environmental and property condition reports; • Handling complaints and inquiries from commercial and multi-family tenants and property management staff, and providing legal advice; • Handling property owner association documents, estoppels and inquiries; • Drafting letters; answering telephone, scanning and copying documents; organizing files and file room; • Interfacing daily with executive, commercial, multi-family, construction, property management, accounting and administrative co-workers. COMMERCIAL MAINTENANCE TECHNICIAN

GENERAL SUMMARY: The successful applicant for this full-time, entry-level position will work under general supervision, performing daily work assignments provided by the Property Manager in relation to the operation of properties, and any other additional properties as they become part of the company’s portfolio. Will also work closely with the Property Manager to help identify and implement creative problem-solving ideas. There is a clear path to promotion/supervisory position if initiative, competency, and communication skills are exhibited. ESSENTIAL DUTIES AND TASKS: Qualified candidate must have their own vehicle and a valid driver’s license; and must possess adequate proficiency and communication skills to deliver excellent customer service. Qualified candidate should be self-motivated and detail oriented. Job duties include, but are not limited to: • Respond to tenant request work orders; resolve issues in a timely and professional manner • Perform preventative maintenance and repair of mechanical, electrical, plumbing, building automation systems; HVAC knowledge helpful, but not required • Keep accurate and complete property management records • Maintain a working knowledge of a building’s life safety equipment and operation, including but not limited to fire alarm panels, sprinkler systems, fire extinguishers, fire alarm drill procedures, tenant evacuation, emergency generators, and blackout procedures • Comply with all applicable codes, regulations, and governmental agency and Company directives as related to building operations • Monitor and adjust all mechanical/pneumatic equipment, control gauges, distributor panels, valves, thermostats, diffusers and other equipment necessary to provide a comfortable environment for the buildings • Inspect mechanical room equipment, fan room equipment, cooling tower, all motors, house pumps and sump pumps • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns • Perform other duties as assigned EFFORT: Physical efforts include stopping, standing, climbing, shoveling and frequent lifting of 50 pounds of equipment, and occasional lifting of 100 pounds (pumps, tools, ladders). Must be able to see, hear and speak. MINIMUM QUALIFICATIONS: • Minimum high school education or GED equivalent. A combination of education, experience and training may be substituted when competency in the position is demonstrated • 3+ years related work experience • Hands-on experience in electrical and plumbing repairs • Excellent communication and customer service skills • Maintain a professional appearance at all times • Possess and maintain a valid driver’s license; good driving record • Must have reliable transportation, must use own vehicle to pick up supplies and materials (mileage reimbursed) • Must be able to work overtime, if necessary, to complete projects or job assignments, along with after hours, on call duty required • Reasonable accommodations may be made to those who are able to perform the essential duties of the job

SERVICE TECHNICIAN - MULTI-FAMILY PROPERTIES

Full time position. Qualified candidates must have a valid driver’s license and receive positive results from all pre-employment background screenings. Must possess adequate proficiency and communication skills to deliver excellent customer service and to perform general punch requirements, snow removal, equipment upkeep, grounds upkeep, and basic service requests such as: cutting keys, replacing light bulbs/light kits, unclogging toilets, garbage disposal installation/repair, basic water heater repair, basic cleaning and resident services that mirror punch responsibilities. More advanced skills to efficiently and effectively troubleshoot and repair pools, plumbing, appliance, electrical, and carpentry needs of the property.
